Artificial Intelligence Helps SberCity Residents

In the SberCity smart district in western Moscow, an AI agent that helps residents handle most everyday issues has been launched. Over time, more than 65,000 people are expected to use its capabilities.

The algorithm runs on GigaChat, a large language model. It can issue guest passes, answer questions about everyday matters and explain how the smart home system works. The AI assistant responds to trigger words, identifies the subject of a request and assesses its urgency before forwarding it to the appropriate specialist.

The AI agent works with each property owner's digital profile. The neural network analyzes residents' profiles and daily needs, helping identify those needs even before a resident submits a request. This can reduce response times to just a few seconds. All user data is stored in a secure virtual environment.

For residents, introducing the technology at SberCity significantly expands the capabilities of the smart living environment and helps resolve everyday issues faster. For the company operating the district, it offers a way to streamline workflows and reduce staffing costs for maintenance and resident services. The collected data may also be used to further train the language model itself.

Where the Market Is Headed: From Answers to Actions

In the near future, the AI agent itself is set to gain more capabilities, potentially serving more than 65,000 SberCity residents. Because the virtual assistant runs on the GigaChat language model, it can also be adapted quickly for use in other residential developments.

Similar solutions are now being rolled out across a range of real estate development projects. At the same time, the market is moving away from chatbots that rely on prewritten answers and toward neural network-based systems. These systems can analyze customer interactions, prioritize requests more effectively and help property management companies coordinate their operations.

The technology also supports integration with the residential complex’s own management systems. Over time, the AI assistant could work alongside internal dispatch systems, sensors and building engineering equipment. The platform could also be adapted for markets in partner countries. To make that possible, however, developers would need to train it to work with local languages.

AI Assistants Are Replacing Chatbots

Over the past five years, intelligent systems have been adopted more widely in Russian residential developments. Progress has taken place on two levels. Property management companies have used machine learning to automatically classify residents' requests and identify the most common problems. Meanwhile, homeowners have gained the ability to resolve everyday issues through chatbots.

In 2024, Promobot introduced Ardi, Russia's first digital concierge, at the Headliner residential complex in Moscow. Ardi can recognize residents by their faces, submit requests to the property management company, admit couriers and guests, and help residents pay utility bills.

In 2025, a digital assistant powered by Yandex's Alice began operating on a trial basis at the SLAVA residential complex. Its capabilities are integrated with the developer's existing app, which lets residents issue guest passes, order services, monitor smart-meter readings and do much more.

In June 2026, Novosibirsk introduced its first robotic concierge. Commissioned by SKY GROUP, the project features a digital assistant that can operate in a local environment without requiring a constant internet connection.

AI Is Reshaping the Market

The AI agent launched at SberCity is more than another demonstration of what a neural network can do. It shows that smart technologies are becoming practical tools for making it easier for residents to interact with their property management company.

Now, major technology companies such as Sber and Yandex are entering the market. They have far greater resources than local players for adapting their algorithms to the industry's needs. Developers can also build specific technology ecosystems into residential projects at the design stage, preparing the infrastructure for their integration from the outset.

Meanwhile, property developers are building their own digital environments and creating AI assistants that integrate with both business processes and residential complex management systems.

In either case, the end consumer stands to benefit from a more comfortable, smarter living environment.

Timely and accurate responses to residents' requests are what distinguish truly high-quality residential property management. Introducing innovative technologies will help reduce response times to residents' requests and make everyday life more comfortable
