AI Is Reshaping Russia’s Real Estate Market

Major developers are rolling out in-house AI tools for realtors and homebuyers.

Neural networks are transforming Russia’s real estate market. In 2025, several proprietary AI products developed by GK Plus gained traction among realtors, developers, and buyers.

“We use both external large language models and our own applied AI solutions. Language models underpin services for working with text, dialogue, and analytics, while on top of them we build our own scenarios and products tailored to real estate market needs,” Maksim Shumkov, director of AI implementation at GK Plus, told IT RUSSIA. “Among our proprietary neural network solutions, for example, is an interior visualization service: an agent or client can upload a photo of an apartment and see how it would look after renovation, based on selected parameters. Tools like this help reach agreements faster and remove some uncertainty at the discussion stage.”

Within the group, artificial intelligence is used in two main areas: to boost the efficiency of internal processes and in services developed for the broader real estate market.

“AI takes repetitive tasks off teams’ hands. For instance, it helps employees create prototypes and conduct research on their own, and it removes the initial screening burden from recruiters at the Samolet Plus network,” Shumkov said. “We introduced an AI recruiter that reviews applications, asks basic questions, assesses fit against requirements, and helps move candidates through the funnel faster. As a result, the HR team spends less time on routine work, and costs for initial hiring have been reduced by about 60%.”

AI Plus

AI products for realtors have been brought together into a single platform called AI Plus. It covers most of an agent’s day-to-day tasks: assisting with content creation, handling initial client communication, helping attract new customers, suggesting ways to improve communication, and supporting legal queries.

“On the whole, the time agents spend creating content is reduced by 10 to 20 times, while handling correspondence is cut by six to 12 times. Among realtors who actively use the platform’s services, average client conversion has increased by around 20%,” Shumkov said.
