Smart Buildings in Russia to Be Controlled via Smartphone
A dedicated mobile app is to be launched for apartment owners in new residential complexes

Yandex’s proptech platform Domiland and the real estate developer Tochno are set to develop a smart building project. Apartment owners in the developer’s residential complexes — both already completed and nearing commissioning — will get access to a dedicated mobile app allowing residents to manage building services via their smartphones, according to Yugopolis.
Repairs, Access Passes, and Extra Services
Through the app, residents will be able to request household appliance repairs, pay utility bills, and issue access passes for entering residential complexes. Management companies, in turn, will be able to automate emergency dispatch operations. All requests will be routed to a single service center, with execution timelines tracked digitally. Property managers will also be able to offer residents additional paid services.
The app is expected to launch in the second quarter of 2026. It will be available to residents of more than 23,000 apartments across the developer’s residential projects in eight regions of Russia.
One-Time Passes for Couriers and Taxis
Over time, similar smart buildings are to be rolled out across the developer’s projects nationwide — from Moscow to the Black Sea coast. Smart building management implies contactless access, with doors to the complex and entrances opening automatically and elevators identifying the correct floor on their own. Residents will not need physical keys — a smartphone with the app will be sufficient.
Popular urban services will also be integrated into the smart building ecosystem. When ordering deliveries or taxis, the system will automatically request access passes for couriers or drivers. Couriers will receive a one-time intercom code in the app, while barriers will open automatically for the specific taxi that was ordered.
